Urgent Repairs & Trouble-shooting Guide

The Residential Tenancies Act 1997 distinguishes between urgent and non-urgent repairs. Please always contact us to notify us even if it’s an urgent repair, so that we can keep your landlord informed. In the event of a life-threatening issue, please call 000 and notify us afterward as soon as possible

Urgent Maintenance outside of office hours (9:00am–5:00pm, Monday to Friday)

please refer to the list below for what is classified as urgent and the trades you can contact directly.

  • Burst water service
  • Blocked or broken toilet system
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious flood damage
  • Severe storm or fire damage
  • Failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating, air conditioning or laundering.
  • Failure or breakdown of the gas, electricity, or water supply
  • Any fault or damage in the premises that makes the premises unsafe or insecure
  • An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted.
  • A serious fault in a lift or staircase.

Important Information for Tenants

  • Please be aware that if non-urgent repairs are carried out at your property without consent, you will be responsible for all related costs.
  • If repairs are requested after hours or on public holidays, higher rates will apply.
  • If you accidentally lock yourself out, you will need to cover the full cost of a locksmith.
